If I have a tenant who truly is a plumber/painter/whatever, I hire him as one and pay him as one...completely separate from our rental contract.

yes i'm sure, it was just painting and they did that 2 weeks after fire and still no cabinets and only the three is need of replacing i have 10 cabinets only the two over the stove and the edge of the cabinet to the left was damaged, and from what the painter told me is that her insurance isn't covering that, i don't believe he was suppose to say anything but i had asked when they were going to be put in and that was his response.

The pro painters might not recommend this for appearance, but it is MUCH MORE durable than flat paint.
