I am dedicating alot of time developing leads and my "other" job has taken a back burner.

I've spoken to a dozen banks and mortgage brokers and keep getting a big fat NO.Does anyone have any secret loan or financing scheme out there that they want to share with me?

Banks do not want or appreciate any changes to the contract and attempting them is a great way to get your deal cancelled or hear a big fat NO.In fact, I made a recent offer to a bank with mostly all cash, small amount of financing and my business entity was the buyer, but my pre-qual letter was in my persoanl name (of course).

. - property is in Belfast, Maine - property taxes estimated at $5K annual, one house has all utilities paid by tenants, second house has an efficient oil burner - owner has been paying heat.

Personally I would keep looking and keep this condo on the back burner.  

I think most new investors like me get greedy and try to kill the fatted calf with their first flip, and miss out on a decent profit.Jim from Toledo.

hi marcus. yes, filters need to be changed often. in fact, i recommend at least once a month, depending on the location of your furnace and cold air return system. that being said, here is my experience and expertise. ( i just competed getting my certification in furnace repair). the purpose of the cold air and fan are to circulate the hot air to the area where heat is needed. but the purpose is also to cool the heat exchanger in the furnace as well. the heat exchanger is a sealed system of pipes that the heat created by the burners heats up. the air from the fan/ cold air return blows passed the heat exchanger to circulate the heat to other areas and to cool the heat exchanger. if the filter is clogged, no air gets past the heat exchanger and consequently, the heat exchanger will overheat and get damaged. i have personally seem the heat exchanger with massive holes in it due entirely to a clogged filter. it is highly unlikely that your heat exchanger inside is full of dirt, but the fan and area around the heat exchanger could be filthy

Here is how you do it. put a fat bonus for agents who sell two or three or more properties as a package, and make sure you do not post that info on the Remark Section of the MLS  that everyone sees it.

I am a buy and hold guy of 13 units (SFRs, condos, duplex, ADUs), with fat equity given when I bought, and think I have wrung out all of the value-ad plays that can be done in this SD market (or maybe not?). 

I think it is very unprofessional for one contractor to badmouth another and that guy is a big fat jerk for doing so!!
