I have single-family rentals and I would say that the biggest missed opportunity I see from other landlords is general laziness - not painting worn paneling; refusal to re-work odd spaces or configurations; not putting in a dishwasher; etc. all things that in my area limit the desirability or marketability of the property.

I still need to factor in the cap ex costs which I am not sure of because her HVAC, water heater, fridge, stove and dishwasher was purchased in 2008 and I know they are nearing EOL.

The one thing I will say that is finicky is the electric on-demand hot water heater: it doesn't like it the hard water from our well so we had to upgrade our water softener to the best one available, and it also doesn't like it when my wife runs the dishwasher, clothes washer, and tries to take two long hot showers at the same time.

I'm looking into building a new multifamily building with separate garages (and electric meters) per unit and the idea dawned on me that while doing it, running 220v to each garage stall might be smart in the event a tenant wanted to charge an electric car as it seems like it would mostly just cost the circuit breaker, wire, outlet and a little bit of extra time.

Dishwashers are nice but an amenity there.The cheaper you go the cheaper tenant you’ll attract.

They do like stainless so we install them, but I'm finding the fridges & dishwashers take a few dents between tenants.

Their scope of work does not include appliances which I do need and that would be a stainless steel refrigerator, dishwasher, and stove.
