Also for older units with wood there is no chance of lead paint which I like too.

If I let it run its course the system prices regular dates too high and it prices our peak season festival dates too low.

So you could get a DSCR Loan.However most DSCR loan I know want to see at least 20% down, but you might be able to find a lower lender or you would need to get a hard money loan and season it for 60 days and then close with the lender. 

@Victor Nguyen let's not assume and be clear, for most seasoned investors SFR = 1-4 family since you can get a traditional mortgage on them.

I don’t really have much saved because I’ve been having little problems here and there but it’s an older house so I know things are going to need fixing every now and then.

When you pay all cash there is no 6 month title seasoning wat to get out 80% of the purchase price.You can also come in with a 60% mortgage and a 40% all cash and get a little bit better of a rate and be able to waive escrows if needed.

There is no sense in hurrying to get a property to market heading into the slow/dead winter season.
