If I just picked any agent that just wanted to sell me a home, I could've wound up in that house and that would've been a costly mistake.

For example went on a trip 3 weeks ago just me and him for the first time in Couple of years and wound up meeting other investors coincidentally and having dinner with them.

It fell through and it was 25 years before I wound up buying my first investment property.

I'd also verify that with a final walk-through a couple of hours before closing.I'm assuming that there is no such clause in the P&S, but if there is, I think you can sue for specific performance/breach of contract.Not to rub salt in the wound, but this is a perfect example of where a good buyer's agent is worth his weight in gold.  

Time can heal all wounds (unless you are financed wrong...)
