Weather - you need to make sure tenants are warm in the winter and cool in the summer.

From a tourist standpoint we found Lucca, Italy; Amalfi Coast, Italy, San Sebastián, Spain, Bilbao, Spain, Sliema, Malta; Have fun researching.  

Hi all,I am new to the BP community and would like feedback / pointers on how to learn more about potentially getting an out of state winter home / STR investment property in Jacksonville Beach, Florida. 

It’s a fun journey to say the least.

When they see you post and not pay taxes, they'll come after you...and probably hit you with all kinds of cease and desist as well as back tax bills and penalties and interest and that won't be a fun place to be. 

I plan to come a scope out locations/properties this winter. 

You make revenue here and there but the goal is to generate enough in the winter to sustain all the expenses for the entire year. 

That spoils some of the fun.

That kind of shoot-from-the-hip approach can be fun for a minute, but it usually ends up like my old buddy Rick’s first deal.. he bought a distressed fourplex in Tucson years back without a real plan, and while he eventually turned it into a solid monthly cash flow, he spent the first six months sleeping with one eye on the tenant ledger, praying the HVAC wouldn’t bail on him after a hot desert day.

It is challenging in the winter months as people tend to focus on the holidays, shopping, dinners, parties, etc.
