@Matt Schreiber you won't find any Class A or B properties that cashflow - whether SFR or MFR.Price & interest rate increases have made it very difficult - unless you find something off-market BEFORE an agent or wholesaler finds it.

The key is knowing how to navigate them:🔹 Finding the Right Deals – The best distressed properties aren’t always the ones sitting on the market.

I would always lean towards markets that are landlord-friendly. 

Looking to possibly start investing with some whole sale properties and land.

We keep chugging along. 10.2% appreciation in 2024! 

I spend all my time finding acq wholesalers who have deals and connecting with buyers.
