Perhaps we (BP, the community) need a better firewall between the visible personalities - podcast hosts, webinar leaders, etc - and those with something to sell.

I found a free webinar from BP and after viewing it I joined BP as a PRO member in May of this year.

If you are active in the weekly workshops/webinars/networking you are surrounded by investors who just did what you are currently doing (both in SF and MF). 

Just sat through a webinar with Equity Street Capital.

I've spent the last few weeks researching and trying to broaden my knowledge on the subject as well as listening to a couple webinars and podcast.

The most recent “webinar” with Faircloth and Francois was shameless promotion with almost no actual value.I hate to be negative, I’ve gotten a lot from BP.  

Although I haven't personally enrolled in such a course, a single free webinar bridged crucial gaps for me to kickstart my business in the "arbitrage" route.For those inclined towards purchasing STR, I recommend exploring the offerings of the Short Term Shop.

I sighed up for a webinar for today at 11:00 am how do I access it ?

I don't know about this cap rate projection, at least in CRe-Retail we project out a 10 basis point rise in cap rate for each year the property ages, so the Cap rate may be 5.5% assuming interest rates don't budge, (probably heading higher as US Govt has to deleverage its last 40yr debt run-up, like we did between '45 and '82, and we did again btwn 1899-1920, same 30-40 pattern going back to mid-1800s)I watched all their videos/podcasts/available webinars.
