I don't expect huge long term appreciation there... but I do expect the values to fully return to their pre-crash levels soon (they were not overly inflated to begin with, and they are still lagging a bit below the ~2006 watermark in most areas).

To me, it doesn't seem like the actual zoning cert means much and I've heard the watermarked records hold more ground.Interested to hear what @Samuel Pavlovcik or @Prashanth Mahakali have to say regarding this topic.

Good positive net cash flow, and as it paid for itself, I could time the market as to when I wanted to sell (at a high water mark), and although I did not factor inflation of real estate values into doing the deal, I doubled my money (purchase price after sales price), and my cash on cash return (including rental profits and sales profits was more than (annual return over initial cash investment) = 270%, netting me over $200,000 over 15 yrs. from an initial $5,000 investment.Caveat for readers.
