I do not even respond to sec8 inquiries. some advertising sites even have an option to exclude sec8 potential viewers from looking at your property but they still sip through. 

Let the viewer see how each scenario would pencil out for a given property.Then if you really want to go crazy with it, add on a tax schedule where you can (or can't) pull depreciation into it to see how it actually affects your net monthly income.Of course you could easily veer off into the weeds on this, but I'm thinking like some really high level perspective

I will check out the podcast and channel and I'm sure I'll be a frequent viewer.

BP forums are chocked full of real experts, and yet they instead choose to put forth their inexperienced buddies, and people that tell the audience what they want to hear, to stroke their own egos and maximize ad revenue on podcasts instead of giving their viewers the best educational resources available ... a real shame. 

Look up the lot on the parcel viewer to be sure on the lot size requirement. 

What really matters, is attracting and converting viewers into sales!

They are selling advertising by attracting viewers through made up scenarios.  

This could distract the viewer (maybe a potential customer) from your website and send them off on a YouTube safari where they end up watching videos of cats flushing toilets or some such nonsense several hours later.

Whenever I got documents that weren't through that service I just opened it though a pdf viewer(forget which one) and esigned it instead of printing it out and signing.

This is not an effort to impress HGTV viewers but to make money.
