Whiteboard Videos Flip vs BRRRR vs STR
I watched Netflix "Buy My House" yesterday. (I could only handle 20 minutes of the emotional pull they were going for vs business realities of REI). It got me wondering if there are some good videos of people doing "back of napkin" or whiteboard math on properties. The experts on the show were evaluating each property based on the type of deal/strategy they would use. It would have been awesome, especially for a newbie, to see the quick math that went into the decisions and their offer price.
I've been looking at the awesome spreadsheets of @David Robertson . I've also really liked the whiteboard videos of @Marko Zlatic for many subjects.
It would be great to see a single property put on display and then have someone quickly run through the math (and spreadsheet) of Flip vs BRRRR vs STR. Maybe quick line items for estimated reno costs, commissions, rent income, rent expenses etc. Let the viewer see how each scenario would pencil out for a given property.
Then if you really want to go crazy with it, add on a tax schedule where you can (or can't) pull depreciation into it to see how it actually affects your net monthly income.
Of course you could easily veer off into the weeds on this, but I'm thinking like some really high level perspective
