Secondly the kitchen could use some cosmetic upgrades as well especially considering the bathrooms look so nice. 

Tell Airbnb what was broken and we fixed it and tell them how much it was to fix and note that we will charge this after the guest leaves.

They wanted upgrades to electrical panel that was upgraded in 2009 to current code  (arc fault breakers) they said they would walk , I said good bye . 

The idea was to upgrade the units significantly and raise the rents, then possibly sell once stable.

.- You close on December 10th- The property is in great shape and does not need any significant repairs- It only needs some paint touch-up and changing a couple of broken fixtures, which you do yourself- You spend the next week buying furniture, electronics and supplies and installing/arranging everything yourself- You also roll up your sleeves and scrub the toilets and sinks and appliances- You put it on AirBnB/VRBO and have your first guest renting it for the 3 days of Christmas- You second guest rents it for the following weekend and leaves before NYE- You personally clean and restock the place between these two guestsCongrats!

As a SFR investor for over 15 years I have been wrestling with this question in the past, because it feels like you should upgrade to "bigger".I know for sure that I would not enjoy the ownership experience that comes with a small 4F, because in Milwaukee that typically also means lower income tenants.

It's an older place that needs some upgrades but every time I get anything done it's a half-*** job.
