Take a closer look during due-diligence for appliance hookups and what type of animal/insect droppings are around.

I am in a similar trap.

Yeah unfortunately I think I got caught In the newbie trap of cash flow over everything.  

I also suspect home prices would initially rise on the first 1-1.5% of cuts, but ultimately fall once we get to the 3-4% range as large  pre-pandemic supply comes back online, compounded by boomer land lords selling realizing the top of the market is in the rear view mirror (at least for them).If you eventually get squeezed on lower rents and valuations as the market normalizes, the ability to BRRR your pandemic era deals will be limited, so how do avoid trapping capital in the deals you already own from this environment? 

I´ḿ not saying go buy any trap house and wish for gentrification.

We are interested in Section 8 - going over the HUD rents and doing the math on the CoCROI we sometimes come up with 20%+ ROI (accounting for capex, repairs, vacancy, management, etc.)Going over some of the forums here I see a lot of 10%-12% CocROI of investors with Sec8 properties.

They may suggest performing a ruse on them to trap them into showing its a scam with police monitoring.
