The paint is peeling, the walls r cracked, the tiles r falling off in te bathroom shower probably from the leak he said he hasnt fixed which my inspector says is the cause of a huge amount of water under the unit!

If te buyer does something dumb like repair a home before closing then that agent can lose their NAID and all ability to sell HUD homes.To me as a listing agent I would say no thank you to anything below 3% especially on a minimum $1250 commission.
