The hard part is finding that client. 

If it’s tied directly to the lender as part of your mortgage agreement, you’d probably need to negotiate with them or refinance with a different lender who doesn’t require that restriction.However, if the restriction is part of the property deed itself and was placed by a previous owner or another party, it can be more complicated.

This is the third time in the last few years that this has been presented to CA voters.  

In my opinion it would be cleaner to split partnership based on monetary contribution and then remunerate each active party for their work if the active work is more on one partner than the other.

A more realistic expectation is 24 hours which will ensure we can arrange any repairs or corrections with a team, handle it in person, etc.This part is ridiculous.

I have people ready to give the funds, I just don’t know what’s the best set up that makes it fair and attractive for both parties.

Even if a title company were to manage the setup making sure all parties are paid, the cheap debt and cash flow would not be enough to be enticing to any investor even if midterm rental could yield a healthy return. 

Syndicators advertise for people on Facebook and other sites because most cannot raise institutional money as to raise institutional money they need to have audited financials, a due diligence report done on them by 3rd party to start.

However, the parties yearly financial information exchange makes this a muddy area as far as whether she is entitled to this information.
