Thank you for your response.Hmmm, I feel like I'd just throw the main circuit breaker if I wasn't there showing it or rehabbing.I don't see a reason to keep the power on otherwise, except I suppose for lights on timers or an alarm system.Now I want to know if landlords typically have alarm systems on their properties...I have so many questions.

One other thing you could do is to call area banks and county people that have sent out notices and get on their list to alarm you when the send a homeowner a notice for payment.

I'd go last on small claims, it's not expensive, but it's time consuming, I don't have prior experience but know some people who does. 2 weeks without communication is a little alarming, but a two week invoice is still fresh.

Long story short, evicted the tenant, put on a new roof, painted the walls, replaced carpeting, added a 1/2 bath, got a new amazing tenant in place (they have since finished the basement, added security alarms, painted walls, added cabinetry... all on their own dime) paying $850 a month.Fast-forward again to last year.
