Best decision I ever made. they went on to basically lose the portfolio as 2 steps one back.. theft  non pay trashed units.. simply not a sustainable model.I then switched to no debt A class only takes a few of those to hit that magic 10k a month NET cash flow with basically zero drama.. and only a handful of props  to manage  .. owing 50 houses has major work load if they are section 8..

BUT, RE cap rates are remain compressed despite being in arguably a major recession, I worry about their sustainability long term especially when the interest rate environment changes.

But they know they need adequate reserves to sustain them if/when there is a lawsuit or eviction to cover lost rent, repairs, etc.

This resonated with me and I have stopped the early payoff in lieu of increasing my reserves.

A 30-35% ROI over 4 months sounds appealing, but it's important to make sure it's realistic and sustainable based on the rental’s performance.
