I've never received a phone call about a clogged toilet.

Do you provide consumables (toilet paper, coffee, paper towel, etc.) for your clients or do you set aside money for to replenish?

Plus we are not bothered by diapers flushed down the toilet and late night calls about things like that. 

They will have $ problems, title problems, repair problems, tenant squatting in house problems, real estate taxes problems, lien problems, forbearance coming due problems....  

We also provide a welcome basket that gives them items to get through a few days so they don't have to go shopping right when they arrive (2 toilet paper rolls, 1 paper towel roll, small dish soap, small hand soap, 2 dishwasher pods, 2 laundry pods, 3 garbage bags, scrub brush for dishes, a few coffee pods, some sugar packets, etc).

Running water/w showers, toilets, fire pit, sounds like fishing is possible....  

Investing in notes is a great business since you don't have to worry about tenants, toilets or turnover until you take back some REO properties LOL.

Tenant said the flapper valve on the toilet sometimes stuck-she paid the bill and arranged things with the water company...but in this day and age I'd like to think the water companies would alert users if there is a massive and continuous spike in water consumption.

What they mean by that is that they will  respond to a call about a leaky toilet, send the maintenance guy to confirm that its a leaky toilet and then hire a third party to come fix it.
