.#2 is the deal really going to work if you are a wholesaler.  70% of the wholesale deals that make it to title won't close....so are you going to be in the 70% or the 30%.#3 how the deal is structured....do you have skin in the deal and have integrity, or are you going to take my money and run if you end up being in the 70%.

So are they needed, yes - are they typically excessive - yes I believe so.

Prices are still high and so are interest rates. 

So, are you suggesting focusing more on getting a good deal, so really making sure your numbers are rock solid, and then putting in the best offer and going from there?

Prices in CA are tough, and so are the rules about rent and being a landlord.

Lastly, you're not setting aside money for reserves so are running a risk of having big CAPEX and no means to cover.Cons to sell: You lose your low interest rate.

If so, are there any restrictions (i.e occupancy, market grade, etc, if DSCR is below 1.00x, etc.)- Can you underwrite with historical booking history?
