I assume most of Biden's tax plan is not going to pass because government will not cut its nose off to spite its face. 

It's tiresome reading the "advice" of many of the BP crowd - can tell quickly:1) Who has tons of advice, but litte actual experience2) Who has some experience, but obviously "don't know, what they don't know"3) Who has a lot of experience, but limited exposure, and can't think past their "noses"The ones that have been there & done that, and can have a broad understanding to offer sound advice - are not plentiful:(

Many of them are getting up in age, they own the property outright, and many of them would be happy to sell when you wave a bundle of money under their nose.

Just as there are smaller fish investors that wholesalers turn their noses up at, there are also smaller fish deals that some investors don't consider to be worth their time. 

Finding the right deal until you have a good agent on your team will be challenging at first, but after you've closed a few doors you'll start to get a "nose" for it.
