I am a smaller Main Street Type investor and have created/manufactured SFR notes as part of my fix-n-flip program for many years.

The only advatange of Private/Hard Money Funding is less paper to non paper work or a Non Tradition Lending programs available like DSCR (debt service coverage ratio) or Bank Statement.

I have not heard of one of those, but am gearing up to buy my second house and could possibly use some sort of loan program like that!  

Investor pays $2K program fee and 25% of the note acquisition price (they finance the remaining 75% via a participation agreement - at 12%).

We also do zoom calls and workshops 4-5 times a month, and offer different programs for both beginner and experienced investors.   

I know the 2 str units would represent a nuance to most banks but I've seen a few programs that are okay with it even on 5 + MF.  

It’s worth having some conversations with a lender who offers DSCR or similar programs.

Accessible through a link in his Linked in profile is the Emergency Business Relief( Link ), which claims to have recovered “over $300 million for clients,” through various Covid-19 and other government programs.

This criteria is for 1-4 and 5-8 unit programs.

Most institutional DSCR lenders prefer one lease per property/unit, however, I've seen programs allowing rent by room strategies.
