@Chris Mason and with the new disclsoures which are as confusing as the old one's people just sign and never read the small print.you just had the  " what is it going to cost me" sentiment everything else was irrelevant.markets moving up in the last 4 years have bailed many out as well. were they are no longer underwater

Also, this house has sentimental value to me as it's been in the family for generations and my mother was raised there.So instead of selling it to hungry developers, I want to buy it, I want to demo it and I want to build the duplex- but keeping it in the family and renting the units out (maybe one day I'll move back and live in 1 unit).

@Garrett M. agreed noble pursuits no double and the fantasy of real estate investors all over the nation.. but you will never get there listening or investing in Ghetto dogs.it is a wonderful sentiment real estate has created that folks feel there is somehow some way they can just be free of it all if they just buy rentals..
