Hello BP members, I am looking to invest in an area that is dominated by college students and was wondering if anyone has attempted to give a small discount on rent at the end of a semester pending the maintenance or improvement of a tenants GPA?

You do need a market value to assess the level of collateral, so you need to know RE, valuation is critical,  but what you need to know can be learned in, lets say the time required in a college semester, or, if the cash reserves allow and the discount is deep enough, you can hire out the RE aspects, appraisers, BPO, attorney, contractor, inspectors, title folks and a good Realtor can probably cover the bases for you.

so i had to scale my classes back this past semester. currently i have been also taking my RE agent license course and should be finished up with it in Jan.My goals in Real estate are to own approx. 40 - 50 rental units that would net about 8-10k a month preferably multifamily's.

Depending on the area in Lawrence, many of the properties revolve around student housing, and so timing is especially critical because there's a small delivery window before the new semester starts.Just to give you rough idea, we just got a 3-br SFH under contract in Lawrence near KU, all-in $106k (comps at $135k) and $1,175 in rent.

Just to chime in, in our market, management plays a huge factor in rent/value multipliers.We're in a college town and the best rent/value properties are student housing where leases are per room/bed by the semester.
