Its a scare tactic and she is trying to bully you into letting her get away with this BS.You need to screen WAY better and/or hir e PM for future tenants. 

That’s why I only advertise on Facebook.When you create an ad for Facebook, in the VERY beginning where you choose the type of ad you want to run(you want to run an ad for “Lead Generation” or “Lead Form”), at the top of the screen somewhere, Facebook will ask you if this ad will be for housing, credit, or something else.

Gotta admit, that experience has helped me more than once screening tenants.

What's the risk or cost to you if you face an eviction or a bad tenant because you used basic screening techniques? 

I just went throught the entire screening process and its more like $6,800. 

I would recommend targeting 30 day minimum rentals (Most associations are 90+), allowing 12+ rentals per year (most allow 1-3), and no in-person screening for tenants required.
