Depending on the deal of course, some REOs let you skate with just 3% down, but with other or most deals we put up 100% money and typically close within 30 days.

If the property is in  Blythe and you don't have a lot of experience dealing with people who don't pay rent, your learning curve is going to be faster and steeper than a tall roller coaster going down hill.I don't think it is too ambitious.
