Here is my two cents: When hiring a contractor for substantial renovations, start by researching local licensed and insured contractors with solid reviews.

You can't meet with buyers or sellers to review contracts, answer questions, or even shake hands.Any intelligent buyer/seller will look for an agent with experience.

By year three, I aim to cover all operating costs and, by year four, to generate positive cash flow.Experienced investors say it’s crucial to persevere through the initial challenges while gradually building credibility through positive reviews, and I believe them.

I'd look for a good brand and spend some time looking at reviews from a big box store. 

Review your score and take necessary step to improve it if you are at 650 or below.  

Spending the owner's money, not saying anything, and letting them discover it while reviewing the monthly statement is unprofessional.

There were only three reviews about them on Yelp and they were negative as well.

Your LenderMy recommendation to find numbers 2 & 4 would be to go to the top of this page and client on AGENTS  & LENDERS from there you will be connected with 3-5 pros and I would suggest picking someone who has the most reviews or most forum posts.
