Get a nice $500-$600 with SS finish, or if there's not enough money go on Craigslist or Habitat Humanity Restore.

@Kristopher Russell @Nicole Heasley did not say you can have 2 FHA loans at the same time, in fact, she stated she refinanced out of her FHA loan to restore her ability to use one again.   

Was able to step foot in 100's of homes, from track home developments, to restorations on some vintage houses, to full on multimillion dollar estates.

We completely reconfigured the floor plan, and restored the house to new condition with modern amenities and great spaces.

@Alvin SylvainEven in California the landlord is required to make reasonable accommodations and allow the tenant to make modifications at their own expense as long as the restoration back to the original construction will not be an unreasonable expense to the landlord.Ripping out a second floor ramp or elevator will definitely fall into the unreasonable expense to a landlord.

Since I was restoring a car, I basically bought the house for the shed. 

Even if the landlord started the repairs, it is landlord's responsibility to document and provide copies of receipts, invoices of work done to restore unit to pre-move in status.

The problem I am having is no residential contractor is guaranteeing they can fix the issue then contractors flake etc.The tenants still want to be in the house which I find odd as I later found out water came into the garage and there is a lot of mold damage and I had another water restoration contractor removing the drywall and scrubbing the wood frame of the walls. 

This or marijuana could restore the teachers pension and provide plenty of additional revenue.
