At the end of the day, both of these respective vendors/individuals are paid when the deal closes. 

I’ve never actually been legally owed money before so I was green on how to handle things while trying to be understanding and respecting other lifestyles and career choices.

Rearrange photos, change payment from one to two payments, etc.

And, they all sign the lease to make them responsible for abiding by the terms of the lease, respecting your property, AND paying the rent.  

Basic staging with an agent usually means they give you insight into how you should:Declutter and depersonalize by removing photos and personal itemsArrange your furniture to improve the room’s flow and make it feel biggerAdd plants, move art, or re-arrange other accessoriesFull-service staging is another option if your house needs more hands-on attention.

@Chris Piper  all do respect way to much info , to many spend so much time reading books watching videos, going to seminars, and building their " Power Team " .

What I find to be most valuable: Ease of use, cost-savings and efficiency and here's what I mean: If using an interior designer to furnish your rental, they will hand you a list of supplies + furniture to buy and what I was able to do with Minoan is upload that list as a CSV file and then they come back with a quote of all of the items they can fulfill along with their respective discount. 

I doubt any respectable lender will consider a property without electricity and missing breakers as "working" as the property is not habitable in this condition.

I do believe we have a good property manager and the photos and description of the listing are well done, so not sure what else to do at this point.
