They would have to foot the bill and also pay for the removal (up front) - because maybe they will work the disposal correctly, but there will be a next tenant - so that decision could have expensive consequences for them.When you present them with the true cost of install and removal, it may not be that important anymore..

Look at the price per square meter/foot, as many developers sell super small until to lower the $ price tag.

ON my latest subdivision I built we have a 15 foot right of way for the major sewer line on one lot and we let the owners know that they may want to do just light landscaping or just bark dust it/ or out east I guess its pine straw.

The best will often ask for nothing until they set foot on the jobsite and really start with site set-up and demo. 

As a landlord, sometimes I have prospective tenants apply before they’ve set foot on the premises.

Like many have said here, consumables are reasonable for tenants to foot the bill and replace themselves.  

I just need something to help relieve me form this for a little bit longer. and we all know how investing is a long term thing and I don't just want to give all my money and my future cash flow at this debt.
