I cant reach the contractor i did the rehab with...The scope of work consists of various electrical works such as correct GCFI for refrigerator, some leaks to be repaired in dishwasher drain and bath sinks. install a proper flex gas line for water heater. relocate ground wire in breaker box and some minor stucco damage repairs.I was wondering if anyone here knew what was the most cost effective way of going about this request for repairs while the property is under the corporation's nameI want to be a straight shooter and do things the right way.Thanks!

Our latest trick is to also do refrigerator magnets with property management information - they always end up on the fridge and then the tenants don't lose the number.

From that voucher amount, the Housing Authority subtracts the various utility allowances that end up being the tenant's responsibility, along with charges for the tenant needing to supply their own refrigerator; those utility allowances are re-calculated every year, as are the fair market rents.

2 rooms of carpet were totally ruined and had to be replaced, there was dirt and cobwebs in all of the bedrooms, windows had been left open and rainwater allowed to come in and stain the walls, hundreds of gouges and anchors left in the walls, oven dirty, floor and wall behind stove and refrigerator had a half inch of dust, dirt and food, etc, etc, etc.So, needless to say, I've had to spend a considerable amount of time and money getting the place back into rentable condition.

For example, a landlord can clean stoves and refrigerators all day long (popular items left unclean by tenants) but unless he paid a maid service, the magistrate won't let him subtract the expense from the deposit.It's in the lease usually that you can't screw the landlord and use the cleaning and security deposit for the last month's rent.

It's about 4 1/2 years old with a major "dressing up" done less than a year ago, granite, S/S appliances, etc, etc.We got it for just under $100/ft and they're leaving us a HUGE refrigerator.

Generally, when talking about furnished vs. unfurnished, I would assume the unfurnished still includes a range and refrigerator, and we're talking a long term rental (not vacation rental).
