We've been able to rent properties pretty quickly, just as long as the rental rate is appropriate!

On the flip side the clients I fund in my land deals are doing very very well in the foothill subdivision 50 miles or so west of the springs.. but thats the land game buy low sell high.. cant wholesale that stuff it needs to go on MLS to marketed and turn around time is generally 90 to 180 days but nice margins for my clients ..

If you’re set on a duplex with minimal rehab, an investor focused agent should have a strong network of contractors who can give you quick quotes, so you don’t wind up with any pricey surprises.

Some markets may have more viability for success, but it's not likely to scale quickly or at all in the current climate.

We took the reverse action and started lowering asking rents until they moved.I suspect the reason that one property of yours turned quickly is because your asking rent was very favorable vs. local competition. 

Became very unresponsive very quickly, did not complete agreed upon work, made false claims about capacity and what they would do, etc.

It keeps each set of books separated and allows for quick analysis of each building.

It’s mobile home parks and parking lots so it’s not a quick flipping syndication or anything like that.
