Unless you are someone who is going to take advantage of the leverage offered in an FHA loan, I am generally in favor of purchasing investment real estate in an LLC.  

We are actively managing two fund offerings, one focusing on real property (REO and off market properties), the other focusing on Pre-REO (vacant first mortgages).

We came in low with our offer, but were willing to skip the inspection (which had already been completed before we offered) and stipulated that we would close in 20 days, which was super valuable to the seller.

Don't chase the market to the bottom.And Check current comps before you make that offer and close on that new purchase. 

Do you consider worst case scenario and base your potential offer based on this? 

They are all very responsive and they all offer various loan programs. 

I think it is best for me in my situation to use an all cash offer, and I don't rent back to distressed sellers.

The property offered a balanced investment opportunity—enough to significantly enhance its value through renovations, yet manageable in scope and cost.

I want to profit off the interest rate and perhaps offer 6% rate on what is left on the mortgage.
