IE every thing but buying a rental house.and one of my main subjects was how to determine and buy in path of progress this is a prime example of what my talk entailed .. now I gave examples of what I personally did in OR CA and SC.but I will be on a plane to Racine in the next 90 days and spend some time there figuring it out.. this is a gold mine waiting to be opened..

Well, they are once you get 20+ units but if you're starting with 1 SFR or 1 duplex you have to factor in how much those plane tickets will eat into your "$100/month cash-flow" (just to pick a random metric some people use here on BP).

im new to investing so excuse how foolish im coming across  im 23 and just purchased this house with the building out back. it already had a well and septic. its roughly 317 sf. inside the building. it was built onto a singlewide mobile home that was removed off the land before i bought it. i was told by zoning and planing the most sf i can have is 615.

If you take what a lot of people on BP think is a good metric: cash-flow $100/month then a single visit during the year (plane, rental car, food, hotel, etc.) will wipe out your cash-flow.
