I had my first round submitted today and everything is now pending.

Hi Bonnie thank you for your response, so this new build actually is already in plan to be built but pending for until they find a buyer.

If anyone thinks they have the expertise to target pre-foreclosures in the face of federal laws, attorneys being in the mix dealing on either side of these matters, Realtors being aware of the legal environment, banks delaying procedures in anticipation of sales or solutions, bank employees reviewing contracts and pending steps, what a seller may do in expectation of a sale and other issues.......well, you just have at it.  

I have STRs in two markets and one pending in a third - my favorite market is the Smoky Mountains in Tennessee (Sevierville/Pigeon Forge/Gatlinburg).  

Since this isn’t a “fixer,” and you’re going the FHA route, you’d have to go out-of-pocket for the remodel/upgrades or get a construction loan based off the ARV, which is generally going to require 25-30% down unless you go with private money, which will have much higher interest.I see it’s pending, so maybe you got it under contract, but if not, I know you can find a good deal out there, even if it’s a smaller starting point.

There are 12000 homes in my little area of Southern California and currently 8 are for sale and likely will be pending within a week.

Average DOM around 45 with average homes getting 1% under list and pending in 32 days, and hot homes are getting an average of 2% over list and pending in 17 days.

You need a pending lawsuit to file a lis pendens. 

If they have some capital losses pending, these might offset the gains if they took the losses in the same year.
