I would research migration patterns and pick a county inside a landlord friendly state.

I've gotten no-name all plywood Chinese cabs for about 2/3 this as long as I was OK with the one "oak" pattern at that price.I'd like to find a quality frameless in this pricepoint.

If the plan is to make all the flooring the same go with a tile that isn’t just a computer generated pattern over and over. 

However this is a fact pattern that really warrants your accountants counseling.

Exterior was the wavy pattern fiber cement siding and was easy to match.  

If you go with fabric go with a pattern - dirt and stains are far less noticeable.

I guess I was just curious how other investors thought patterns worked on it.

If that were the fact pattern and the prior owner had maintained a rental license, you would have been required to obtain a rental license  upon your purchase but the city would issue the license.

It sounds like you have set a pattern of simply doing what she wants.
