Any delay or failure in the performance by Landlord hereunder shall be excused if and to the extent caused by the occurrence of any event that is beyond Landlord's control, such as fires/ floods, earthquakes, wars, sabotage, terrorism, vandalism, governmental acts, injunctions, or labor strikes, acts of God and any other occurrences that are unavoidable or unpreventable despite reasonable efforts to prevent, avoid, delay, or mitigate the effects thereof."

I can give numerous examples of California investors I know losing money from buying in "cheaper cash flow on paper markets."

I wouldn't call that a true "DSCR Loan" - especially considering that a ground-up construction property won't have any cash flow so DSCR would be negative or 0 numerator if you'd try to calculate it

Location is always important, never invest in war zones. 

On top of that, we’ve secured numerous deals with 0% interest through seller financing, which has been a game-changer for cash flow and long-term profitability. 

I was debating this as well, but since this area is not a really hot market I wasn't sure if starting the price off low would work to create a bidding war or not.
