In the income example maybe there is a way to look at it pre-tax on gross income for what we declare to a lender etc as our actual earned overall income; and maybe some prefer to look at net income after taxes.

Rubbish.Real estate did crater in 2008, alleged rent control randomness has nothing to do with not being able to extricate oneself from the situation once it starts (or pandemics declared so free rent, etc.), and try searching the internet for "activist investors" before you say that the only choice is to not invest.

It does not give you the protection of a properly formed LLC, but it does provide a bit of anonymity and can spell out the division of income to the beneficiaries in the trust docs.There should be no transfer tax involved with the trust, and it will not trigger any due-on-sale clause thanks to Garn-St Germain.BTW, if you do use a trust, only record the Deed into Trust, but NOT the entire trust declaration.
