But then it was a nightmare of communication, we soon realized that we had to do a bunch of songs and dances to convince them to sponsor our deal, it took 4 or 5 days for them to make time to sit down with us only to tell us that we needed to schedule another meeting in another 4 or 5 days to get Tyler on the phone and let us try and convince them to sponsor us and by that time someone else was awarded the deal and we lost out.

Personally, I've bought older homes since I invest in mobile homes myself.

Love it.Best advice I can tell you is to prospect prospect, you must lead generate, meet people tell them what you do, preferably face to face, but also on the phone, online etc, albeit I prefer and spent most of my time on face to face meeting and conversation.

But are you sure that it's impossible to get done remotely, by phone?

Over the phone (because I was on vacation), I called him and told him he needed to return everything or I would file grand larceny charges.  

I'd connect with some local investors either through the Airbnb app.. can message them as a guest and ask for a phone call to see their experiences and see if someone can send you their P/L or share experiences, and or connect with local facebook groups.

@JD Gunter I agree and should add that I spend 2-10 hours on the phone/zoom with each applicant before I let them into the program.
