If you watch the market every day for a couple weeks, you'll quickly learn what is renting and what is sitting on the market.

Both on and off market - agents /owner occupants, local wholesalers/ investors, out of state wholesalers/ investors. 

Now I'm considering selling it while it's still under mortgage and hoping to get top dollar for it.What strategies would you recommend to attract serious buyers and maximize my selling price in this market?

To keep her expenses down.My plan is to rent the duplex out agian with new tenants and cash flow for about a year or two until I see the market become a seller market.

My local market is cost prohibitive to invest in and the thought of assembling a "team" of unknowns in another market was scary.

Hi, My business partner and I have been doing well over the last couple of years wholesaling in Charlotte, NC and we are expanding to the Phoenix market.

Purchase price: $30,000 This 6 unit building was an off market deal - The owner was looking to sell the building for $30,000 - at the time I had no clue what I was doing but I felt like it made sense to buy the building anyway; I rented the building out over the years and eventually got a bank loan to rehab 2 of the units and upgrade the others.

For example, I have a duplex that I tried to sell off market through Facebook Groups.
