When I hear comments like @Jd Martin about how little work is involved in managing property or @Levi T. where owners are "getting hosed" it demonstrates a complete lack of understanding about what professional management is and does. 10-20 years ago, all them fees made since when you had to manually do it all, there was a lot of running around and it took a lot of man power, phone calls, paperwork, and other bs.

I have complained numerous times to local authorities; law enforcement turns a blind eye because there is no way they have the manpower to enforce growing limits and law enforcement most likely get kickbacks from growers to keep their mouths shut.

I've also had several good contractors go bad once they interacted with weaker personalities so I don't even refer names out to my fellow investors within my REIA after some came back with complaints.We are running 5 complete rehabs a month, so I have the manpower, I simply ensure they operate solely under my contracts and are paid from my bank account.With the right capabilities on the ground, Toledo is a great place to invest...I have the same properties and investment neighborhoods I did a decade ago in my own portfolio.

In my case they are tying off every single piece , it took 8 manpowers for straight 3 days in our case.but it is worthed it because those branch can kill people , it is still miracle that when the branch falls it doesn’t cause human damage

@Slim Geransarsimilar to you, i'm priced out of where i live so out of state investing is what i can afford. i would suggest at the very least, starting your journey with turnkey properties so you can be more hands-off with your first remote investment(s). property management is also the most important. we had a few properties in scottsdale and decided to sell them all in 2019 because it became such a headache to do remotely. our property management team was not pulling their weight, we ended up flying to AZ few times a year to help out the property manager lol. they were a small team and didn't have the manpower. so i would advise the expensive PM fees are worth it for good PM. my latest investment is in DFW through a company that sells turnkey rentals that are already tenanted and come with property management so i have never actually seen my property in person, and i dont deal with my tenant!
