Its an island just off America's East Coast, the flight is about 2-3 hrs from Atlanta.

Once you get under contract, then you buy a flight and do in person inspections, walk every unit, explore the market, etc.Also, your deposit is typically refundable for the first 30 days, which is your due diligence period. 

@Aaron Jones, The full scenario in this case has enough moving parts going on that a full credit package should be pre-flighted through underwriting. 

Would save initial fees of you having to fly out yourself and pay for plane flight and hotel which could be thousands in expenses.No legal advice given.   

I don't have a private plane but can certainly make it down to your area on a commercial flight for coffee.  

For me it is only a 2-3 hour drive so it's reasonably easy to visit; I also have used the destination to get some needed flight hours as a private pilot.

I currently have the Southwest companion pass which allows me to purchase a second ticket of the same flight for essentially free (+fee).

Key point, don't buy properties with major negatives like no garage, on busy streets, that back up to railroad tracks, in airport flight paths, etc.
