Between due diligence, rezoning (if applicable), site plan approval, construction drawing approval, offsite easements, permits, etc. it is a lengthy and expensive proposition.

(Sorry for the lengthy response, a lot to get off my chest!)

It's a lengthy process but eventually it works. 

I won't go into a lengthy discussion, only say that QCD doesn't "convey" title, merely disclaims interest. 

I’ve tried using CL and apartments.com but that’s a lengthy process to investigate just the rental averages, let alone the rest.How do those who analyze markets often do this quickly, or better said, efficiently.

We are still in the process of resolving the issues by pulling permits and re-doing the work but its a lengthy process and will still be a couple more weeks until it is resolved.Finally, I get a lawsuit letter from the tenant’s attorney today claiming emotional distress, hardship, food costs, lodging, etc. to the tune of $30,000 even though they moved into a new home within a couple days of leaving my property.

Our tenant selection is lengthy and we deal with "working" people only.
