You can always pick those up after the lease ends via a judgement in court - you will have the same odds of collecting unpaid rent (close to 0).Sometimes we take it personally when folks do stuff like pay late every month - landlords live longer when we learn to not take things personally.

But I wouldn't issue a judgement as to if the best idea is to write it off altogether and say "just rent for a few years" without talking with him more first.

The issue is if you do a judgement because you evicted someone you need the SSN so at some point you want to collect it.

If you own a property outright and get sued that property can be foreclosed on to pay that judgement debt, but if it is fully leveraged with a loan it isn't worth them trying to foreclose on because there isn't enough equity to make it worth the effort and expense. 3.

I can't comment on the actual value since I don't know where it is actually located, but even the brand new properties sold at top value are sold to investors with the only real expectation of resale is to another investor - not owner applicant.I would suggest you be patient and don't rush into judgement good or bad.
