All we're doing is kicking the can down the road, which is typically the problem with government intervention. 

A second intervention would be disastrous but politicians don't care about market forces only political theater. 

Now that doesn't mean courts are functioning as normal, and that there is no backlog, but at least the intervention at the state level here is behind us.  

The tax benefits alone through a cost-segregation study on large multifamily can be the driving point (Think 6 figures of paper loss for partners/investors).Especially today, with all that's going on with the eviction moratorium and government intervention, multifamily should be your target.

Like any government intervention on supply/demand, unforeseen repercussions will occur. 

I will just say these are kind of uncharted territories with the level of government intervention and involvement in the US economy and there is not really a historical precedent for what we're seeing. 

Look for the "YA BUT" excuse to be a part of future tenant landlord interventions.
