It is unfortunately a very risky thing to invest with individuals.

Every individual contract is different.

If you are receiving 3-5 per week that’s not bad, considering the price is what most individuals look for when looking to rent.

To me every generic question like this post, the first response should be an AI response, followed by individuals personal take and experience.OP:Start small and Make Your Big Mistakes Early. 

What i would recommend is joining a REA or other real estate meet-up group where you can connect with other likeminded individuals consistently and share knowledge.

I am hoping that by joining Bigger Pockets, I will meet many like minded individuals seeking financial freedom, for rental cashflow.  

I think that gets lost VERY quickly with certain individuals.

The hard part is actually remaining disciplined to manage that emotion and not losing that conviction when it does get ugly.  

Specifically, I am looking at partnering with an individual who owns securities (stock and mutual funds) having them take out a line of credit against their portfolio (SBLOC) at a low interest rate, and using that to purchase properties rather than using a mortgage.
