This would increase the benefit to where the fee would not be so outrageous that it would hinder the investment.

There are still properties that can increase their rents, and may make for a good investment.  

I like the cash flow and see the potential for increasing rents, but I’m hesitant about overpaying.

I suspect that is unlikely with the increased need for housing.  

Many states have discounted property taxes and lower yearly increases for owner occupied properties.

We plan to keep them on a month to month lease but after a few months, have them sign a year lease and increase rent, however, we need help finding a GOOD app/website to get lease agreements/documents from or get a template so we can fill/add certain things we want.

They have been historically reliable over the last few years but I am hearing some rumblings of reduced leverage, slight increase to rate, or some kind of minor tweak to DSCR lending with some programs.Happy to jump on a call if you have any questions or concerns.Good luck!

The deduction is optimized as values increase and can potentially offset the entire net investment (including down payment) for high wage earners.

Even a small increase could make a difference in cash flow.
