It puts us a little behind at the beginning of each new year but honestly, I think it brings everyone back refreshed and more efficient when they do come back and we also take that time off so it's nice to know that I'm not ignoring emails from them.I've heard good things from other investors that have used Rocket Station and Hire Train VA to find theirs but I can't speak to that experience personally.

.- Judges often throw these out:(5) Eviction Notice for Nonpayment of Rent: sent ASAP- In Michigan, it's a 7-Day Notice- Our staff bulk sends on the 6th of each month, no exceptions- Even our best tenants get them and we just tell them it's automated and they can ignore if they payRecommend you have a detailed Eviction Procedure and follow it!

As far as should you, blended rate is your answer right now you are paying 2.99% on $390K and 12% (a guess) on $285K. so:((285,000*.12)+(390000*.0299))\(285000+390000) = 6.8%So ignoring a few other considerations (payoff timeframe, closing costs etc) if you can get a refi for less than 6.8% then it may be worth it...
