You're 100% correct I had a brain fart and calculated the mortgage at $200k (purchase price) instead of the $150k (mortgage payoff) by accident.

I actually learned this by accident, I just noticed the rehabbed new inside houses got us better tenants and the  maintenance calls are almost non existent and they stay forever, seriously, they have nowhere to go when the house is new and even though we are priced at the high end, it is still a win win for all.

-I got several calls the first day- I got it under contract within a week-I got my asking price- I got calls afterwards from buyers requesting that I put they on my buyers list and to call them first when I came across any more properties I build my buyers list on accident buy having a good deal.

Encourage the tenant to make certain the litter boxes are changed often to prevent accidents (I keep mine in a bathtub in a bathroom we don't use).
