We came across this little 2BR/1 BA ea average condition duplex in the downtown area built in 1964 with beautiful hardwood floors, just in need of a little TLC and updating (eventually).

I did all of the stuff that people recommend; a thousand layers of oil based primer, replaced a bunch of drywall, painted, new carpet, refinish hardwoods, etc.

I use vinly floor strips that look like hardwood floors.

Hopefully the area will start to boom as Brewerytown/hardwood start getting priced out!

It was very nicely renovated inside with laminate hardwood and tile with nice new paint.

Kept the cool original windows, updated the fireplace and kept the almost 100 year old original hard wood floors.

Then it pays to have the hardwoods refinished and the windows replaced, stage it and sell it!

I'm not doing any additions or demo, but will need to put in somewhere from $25-$60k of works (still waiting on the showing to get a better sense of budget). repairs will probably include renovating the hardwood, painting entire housing. redoing entire bathroom and a big portion of the kitchen, etc.
