My father in law has a gorgeous condo by the ocean that is tile all the way through.

I am looking to sink my teeth into the next deal and am looking for a residential property below $150,000 in the southeast with the potential to generate 15% cash on cash return. 

LOL.and you would not have had the massive foreclosures  and I get it in those days reserves what are those everything is rosy.. and boy I just made it through by the skin of my teeth myself but I went through Millions in reserves and equity to protect my good name and credit standing.. it was brutal.. so yes I am totally debt adverse.I am more like my grandpa who lived through the depression and never had a penny of debt most of his life .. either way.. what ever floats your boat right ???

Just got the wisdom teeth yanked today and am feeling foggy :/

I finally finished the renovations  on my gorgeous house (that's what everyone else says anyway) and I'm renting out the 1 bedroom apt below and just started renting out rooms in the main house where I live. 

Some initial teething issues because in the hood they assume you are a slum landlord and they have to fight for everything. 

I bought a lot of tax sale stuff there in the day.. this area was also known as ground zero in the weed cultivation back in the late 70s and 80s  I cut my teeth selling Ranch land in that area as a young broker..

With the kind of cash-flow you're getting on this property, it's an ideal specimen for cutting your teeth on being a Landlord.
